What we do at Habitat
Habitat for Humanity of Southwest Utah is an equal opportunity lender. We are a nonprofit that builds and advocates for affordable housing. Habitat homes are not given away. Instead, Habitat builds homes in partnership with the community and Partner Families. Once the home is completed (avg. 12 Mo.), the home loan is finalized and the homeowner pays 30% of their income on the principle balance-keeping the mortgage affordable. Partner Families must apply, dedicate up to 250 hours of sweat equity per adult, and make a small down payment of $1,500.00 to help build their home. Applications are currently closed and will open back up in 2024-2025.

In order to qualify for a Habitat home, interested applicants must meet the following basic eligibility requirements.
- You must live or work in Washington County or Iron County, UT for one year before the application date
- You must be able to legally work and own real estate in the United States
- You need to earn between 30% – 80% of HUD’s Adjusted Area Median Income
- You will also need to demonstrate your ability to repay a mortgage
- Finally, you must demonstrate a willingness to partner and be an advocate for Habitat for Humanity by completing the following items:
- Up to 250 sweat equity hours per adult family member
- A down payment of $1,500.00

How is a Habitat Partner Family selected?
Families go through a selection process that seeks homeowners based upon their level of need, their willingness to become partners in the program, by performing 250 “sweat equity” hours per adult toward the building of their home, and their ability to repay a mortgage. The length of the family selection process varies depending on the availability of homes. It may be more than a year from the beginning of the selection process until the family can move into their home. Habitat follows a nondiscriminatory policy in family selection. Habitat for Humanity is an Equal Opportunity Lender.
How can I get an application for housing?
Families who are interested in applying for a Habitat home can apply online during the application window, or in person at the ReStore. Please note, applications are not accepted through the mail.
How does a Habitat mortgage work?
In many cases, Habitat acts as the lender on 30-year mortgages with monthly principle payments that are set at 30% of the Partner Family’s income. The monthly payments that the family pays to Habitat are then used to help build additional homes for more families.
How much does a Habitat home cost and how much are the monthly payments?
Recent homes that Habitat has built and sold cost between $200,000 and $250,000. Monthly mortgage payments are approximately 30% of the family’s monthly income. This includes the principal, house insurance, and property taxes.
Do I have to be a U. S. citizen to qualify?
No. However, you must be a permanent resident to qualify.
What is "sweat equity" and when can I start working on my hours?
Potential homeowners work 250 hours of labor per adult applicant. This sweat equity can be applied to the construction of their own home, the construction of homes for others, assisting in the ReStore or in the administrative offices, or on other Habitat projects.
Do I have to have a down payment?
Yes, homeowners are required to provide a $1,500.00 down payment at closing. Funds must be secured in an account at least 45 days before closing.
